01Who we are
This website is operated by DEOS&K, a real estate investment company in Tirana. We are responsible (the controller) for the personal data you send us through the contact channels listed on this website.
02What data we process
When you contact us
The website has no forms. When you call us, message us on WhatsApp or send us an email, we only receive what you choose to share:
- your name and phone number or email address;
- the content of your message, e.g. the code of the property you are interested in (pre-filled WhatsApp messages include the property code and name);
- appointment details, if we arrange a viewing.
When you visit the website
As with any website, the hosting server may automatically log technical data (IP address, browser type, page visited, date and time). This is used only to run and secure the website, not to identify you.
03Why we use it
- to answer your questions about our properties and projects;
- to send you the offer, floor plans or information you request;
- to arrange and organise viewings;
- to prepare agreements, if you decide to go ahead with a purchase.
We do not use your data for marketing campaigns without your consent, and we do not carry out automated profiling.
04Legal basis
We process data in line with the Albanian personal data protection legislation in force, on the following grounds:
- Your request and pre-contractual steps — when you contact us about a property;
- Your consent — for analytics cookies; you can withdraw it at any time;
- Legitimate interest — for the security and operation of the website;
- Legal obligations — e.g. accounting records, if a contract is signed.
05Cookies and browser storage
The website uses Google Analytics cookies only with your consent. On your first visit a notice lets you choose “Accept” or “Decline”. Until you accept, no analytics cookies are set and Google receives only anonymous, identifier-free signals (Google Consent Mode). We do not use advertising cookies.

You can change your choice at any time, including via the “Cookie settings” link at the bottom of every page. If you withdraw consent, the Google Analytics cookies are deleted. Other preferences can be deleted in your browser settings (“Site data”).
06Third-party services
Some features rely on external services, which have their own privacy policies:
- Google Fonts
- The website fonts are loaded from Google’s servers; your browser sends Google your IP address.
- Google Analytics
- Only with your consent: anonymous statistics on pages visited, time on site, device type and approximate location (country/city). Google Analytics does not store IP addresses. Data is processed by Google Ireland Ltd. and may be transferred to the USA.
- The “Message us” buttons open WhatsApp (Meta). The conversation takes place on that platform.
- Our email is handled by Gmail (Google).
- Maps
- The maps on the website are static OpenStreetMap images and send no data. Google Maps or Apple Maps open only when you click “Open map”.
- Social media
- The Instagram and Facebook links open our pages there. No data is sent until you click them.
07Who we share it with
We never sell or rent your data. We may share it only:
- with the providers above, to the extent needed for communication;
- with the notary or legal advisers, when a contract is prepared with your agreement;
- with public authorities, where required by law.
08How long we keep it
We keep messages and contact details only for as long as needed to answer and follow up on your request. If a contract is signed, documents are kept for the periods required by law. After that, the data is deleted.
09Your rights
At any time you have the right:
- to know whether we process your data and to receive a copy;
- to have inaccurate data corrected;
- to have your data deleted;
- to object to or restrict processing;
- to withdraw any consent you have given.
Write to us at ; we reply within 30 days. If you believe your rights have not been respected, you can complain to the Information and Data Protection Commissioner of Albania (idp.al).
10Security
The website is served over a secure connection (HTTPS). Access to messages and contact details is limited to the staff handling your request.
11Changes to this policy
This policy may be updated when our services or the law change. The date of the latest update is shown at the top of the page.
